- Truck flow: 53' trailer maneuvering; clean circulation; separate car/van parking
- IOS/yard: secure, fenced, screened; compliant surfacing for vans/trailers/materials
- Power & utilities: 3-phase (often 480V), expandable; gas; distributed to each bay
- Access & visibility: good curb cuts; signalized access where feasible; signage opportunities
- Infill/last-mile; divisible to 5,000–50,000 SF suites

- Infill submarkets of major distribution metros, with deep small-business ecosystems
- Immediate interstate access
- Near demand nodes: high-density rooftops, small-business clusters, parcel/3PL hubs, and air cargo/intermodal where relevant
- Supply-constrained areas with by-right/light-industrial zoning and pro-business municipalities
- Small-bay depth: sub-100KSF vacancy at or below metro averages and limited new small-bay supply
- Metro-proximate: typically within ~2 hours of the region’s primary city center
Tenant Dynamics
- A durable mix of service-based users in 5k–50k SF suites; high renewal propensity with staggered expirations; and a healthy rent-to-market gap that drives mark-to-market growth with manageable tenant improvements and leasing commissions
